$43.5M Emerald Bay mansion is OC’s highest price for new construction – Orange County Register
A 4,981 square foot home in the Emerald Bay neighborhood of Laguna Beach has sold for $43.5 million, making it the highest price for new construction in Orange County – per square foot.
That’s $8,733 per square foot.
According to Redfin and based on data from the Multiple Listing Service, it is also the most expensive home sold in Orange County this year. He beat a six-bedroom, 8,140-square-foot home in Laguna Beach that fetched $29.9 million, or $3,672 per square foot, in February. That same month, a Newport Beach home with four bedrooms and 6,008 square feet of living space sold for $27 million, or $4,494 per square foot.
Newport Beach-based architectural firm CJ Light Associates designed the mansion with five bedrooms, 10 bathrooms and luxury amenities such as a wellness center with an outdoor shower, an in-ground spa and a hot tub. Nordic infrared sauna. It is accessible by floating stairs or a four-stop elevator.
There is a gym, a state-of-the-art media lounge and a temperature-controlled wine wall.

The house is opposite Emerald Bay Beach, a half-mile-wide stretch of sand accessible on foot only to residents of the guarded community, where the sale price is also the highest on record. It took in 11% less than May’s initial request of $48.995 million.
Property records show the sellers to be Jennie and David Wojtaszek. He is the founder of Divita Builders, whose Laguna Beach-based company spent six years developing the 4,020-square-foot land he bought for $8.45 million in 2017.
The buyer’s identity is concealed behind JMB Crown Holdings LLC, a Nevada-based limited liability company with a Las Vegas P.O. box, according to the deed of grant filed August 12 and accessed at PropertyShark.com.
