Construction has begun at 50 Sussex Avenue, a future rental building in downtown Newark, New Jersey. From developers Tona Development and KS Group, the 203-unit property will rise to 150 feet or 15 stories above the ground.

Designed by INOA Architecture, a New York-based studio led by architect Murat Mutlu, the structure’s volume features a rounded rectangular shape with undulating exterior walls. The resulting voids and overhangs create space for private residential terraces, available for a few select units.

The building’s collection of apartments will range from studios to two-bedroom floor plans. Amenity spaces will include a fitness center, residents’ lounge, party room and communal patio.

Development is expected to begin by the end of 2024.
