The rise of sustainable architecture in luxury real estate

In the midst of the Covid pandemic, luxury accommodation has become synonymous with healthy and ambitious living. The demand for luxury housing has not only seen growth in tier 1 cities, but there is also an increasing demand in tier 2 and 3 cities. A luxurious home captures the best of oneself and aims to exemplify it. any further. Respect for the environment and sustainability are the new fundamental ideas that are integrated into luxury accommodation. Today, people not only believe in living an ambitious life, but it is added to environmental awareness. This is mainly due to the growing awareness of our responsibility towards the planet. Thus, there has been a shift in consumer behavior towards sustainable living and lifestyle.

Below are five settings where sustainable architecture is integrated with luxury.

Healthier lifestyle

Living a healthier lifestyle, being close to nature and contributing to sustainable goals has become a trend amid the pandemic. So today’s consumers consider factors such as natural ventilation, solar energy and water harvesting when buying a home. Thus, sustainable architecture aims to increase energy efficiency, reduce greenhouse gas emissions, improve indoor air quality and reduce noise levels.

The pandemic has also brought the growing awareness that we need to be more responsible to our planet, which means that ‘sustainability’ is now becoming a necessity rather than an industry terminology.

Building material

Real estate developers place great importance on building materials, as they form the basis of any residence. To reduce the impact on the environment, construction materials for green buildings are obtained from renewable sources and greater importance is given to local materials in order to reduce the energy cost inherent in transport. Similarly, building materials recycled from previous construction sites reduce the environmental footprint. The goal of sustainable construction is to reduce embodied energy consumption, reduce waste generation and increase recycled content.

Energetic efficiency

Energy management has become another important parameter for sustainable architecture. Solar power and sensor lights are widely used to reduce unnecessary energy consumption. Architects are working towards passive solar designs, reducing cooling or heating needs and increasing the natural flow of air and light into the building. The incorporation of energy efficient lighting and appliances significantly reduces energy requirements, in addition to the installation of new solar energy technologies. This can actually make a home energy neutral or even surplus.

Water efficiency

Luxury homes also use water in a sustainable and recycled way. There is the inclusion of rainwater harvesting; water from showers, bathtubs, sinks, water purifiers and washing machines which accounts for almost 75% of fresh water use in a household is recycled, especially in high-end constructions. Water with minimal effort can be reused for gardens and vehicle washes. The use of new design showerheads for reduced water consumption, self-closing faucets and low-flow toilets are all included to better manage water usage. A combination of these systems is increasingly being installed to reduce water consumption by more than 50%.

Habitat efficiency

Greater efforts are being made to use recycled materials such as recycled glass tiles, recycled steel, reclaimed wood, bamboo and natural stone, which increases the appeal of luxurious homes while co-opting the sustainability. Wall gardens, terraced gardens and greenways are increasingly being included to increase green cover and property appeal.

Luxurious homes ensure that opulence, functionality and environmental friendliness coexist. These steps allow homeowners to contribute to the environment and the local community while enjoying the architectural beauty of their home. The aspect of sustainability is beneficial for both the homeowner and the environment, which makes this trend very positive.
